The goal is to find a house you love and then purchase it in terms that work for you.  Easy enough right?  It can be a tricky undertaking.  Speaking as a full time professional, there are many factors that go into finding that perfect house and then making the most competitive offer possible. 


The real estate market is dynamic.  New homes are listed and listed homes sell.  Market values, contract laws, building codes, road development, school districts and many other factors are constantly changing or being revised.  Those changes can affect the home you purchase, how you purchase it or what it will be like if you plan on selling it in the future.


Do you know what are buying?

The contracts you sign determine everything.  How they are written (or not written) is very important.  Are you sure what is coming with your new home? Are sure they are taking that collection of 5 foot tall pink and turquoise ceramic lawn flamingos?  Surprise, they took the sub zero with them!


If it’s new construction or a pre-sale, what happens if the home turns out a little different than you expected.  How are you protected?  What happens to your deposit in a conflict?

  2. Many builders or developers use there own purchase and sale agreements which are written to protect their interest over yours.

  3. Do you know how to protect yourself as a buyer, as a seller?

  6. Where did that earnest money check go?

  7. How long will it take to get a counter offer?

  8. When can we take possession?
